Following a significant flood at St Paul’s Way Primary School, 120 pupils faced the prospect of not returning to their classrooms for the new academic year. With just 27 days to reopen, on a tightly constrained inner-city site, Pickerings was appointed to deliver a fully compliant, high-quality modular solution.

Within this accelerated timeframe, 18 modular bays were installed to form a two-storey Principal modular building, providing four classrooms, five offices and fully accessible toilet facilities, with no compromise on quality, safety or compliance.

The urban location presented severe spatial constraints, bordered by active buildings, public footpaths and restricted access routes, leaving no margin for error. Detailed preplanning, digital layout modelling and sequenced just-intime deliveries were essential. The project also required a comprehensive traffic management plan. Local residents were informed of temporary parking restrictions, and protective trackways were installed to safeguard pavements during lifting operations. Modules were craned directly into final position on arrival, removing the need for laydown areas and minimising site congestion, while maintaining safeguarding and compliance throughout.

Offsite manufacture enabled parallel working, allowing ground preparation and building production to progress simultaneously, significantly reducing programme risk and supporting delivery within the compressed timeframe.

This project demonstrates how Modern Methods of Construction (MMC) can deliver resilient, sustainable education solutions under extreme programme pressures. It also highlights the flexibility of modular construction, showing how high-quality learning environments can be successfully delivered even on constrained and challenging sites. The scheme stands as an example of how MMC can help education providers respond quickly to changing needs while maintaining quality, efficiency, and long-term value.
