William Birch & Sons Ltd has provided restoration and building services for over 140 years. Pickerings were pleased to be appointed to deliver a bespoke modular building from our Principal range, as part of a broader redevelopment scheme for Wakefield Council. The project is part of a larger initiative for the council that included procuring the warehouse, redeveloping the warehouse and current offices within it, building vehicle ramps to the workshop area and providing a modular welfare facility for staff and visitors.

The initiative aimed to facilitate the Council’s fleet maintenance operations into a single, efficient hub—servicing everything from vans to refuse trucks and grounds maintenance vehicles.

Working within a live warehouse environment posed significant logistical and technical challenges. The design and installation of the modular building required thorough planning to meet mechanical performance standards set by the client.

The building was located within the Council’s main workshop area. To protect office and meeting spaces from external noise, the facility required the highest level of acoustic insulation that Pickerings has ever delivered. This included enhanced acoustic detailing on internal walls and ceiling. As well as a mechanical ventilation systems designed to limit noise transmission.

Due to the internal setting, mechanical ventilation was essential. The system featured; ductwork installed throughout the existing warehouse fabric, roof-mounted ventilation equipment on specially designed frames and integration with the building’s BMS (Building Management System) for full control.

Special care was taken to protect recently refurbished flooring during all installation and fitout works. The entire process was tightly managed to ensure zero damage to the warehouse’s infrastructure.

This was overseen very effectively by our in-house project manager, who maintained close coordination with both William Birch and the end user—Wakefield Council. The hands-on management by our team ensured that all works met the project requirements and exceeded client expectations.
