Overview

Pickerings were appointed to deliver a comprehensive turnkey solution for BAM UK & Ireland at the Wren Hall Converter Station in Selby. This project forms a key part of the Eastern Green Link 2 initiative, a critical infrastructure development for National Grid Electricity Transmission and SSEN Transmission.

The facilities were designed to accommodate shared project offices and welfare spaces for BAM, Hitachi Energy and National Grid teams collaborating on site. 

Our Solution

To meet immediate site welfare requirements during the early mobilisation phase, Pickerings initially supplied 2 self-contained welfare units, followed by 32’ Anti Vandal Units, and then onto 28 bays of Prima 10 Modular Units, ensuring essential facilities were in place from day one.

Subsequently, a modular solution was installed comprising 178 bays of Prima 10 units sited, impressively within a 10-day period.

The new building includes:
• Bright, modern meeting rooms
• Full operational catering facility/canteen
• A dedicated faith room
• Squat toilets
• Toilets/showers/changing facilities
• Multiple ‘Pickerings Plus’ enhancements to elevate the working environment
• An advanced energy monitoring system

We completed a new visitor centre at the end of May, adding another versatile space to the project. Built using a fully modular design, it delivers outstanding flexibility and scalability, allowing layouts to be effortlessly reconfigured as requirements develop.

Challenges and Delivery

The project was delivered smoothly, with only minor challenges encountered along the way. A cooperative, solutions-focused approach between Pickerings and BAM UK & Ireland was central to the project’s success, enabling operational challenges to be managed swiftly and efficiently. Despite a demanding schedule, the scheme was completed ahead of programme thanks to a proactive installation team, streamlined processes, and seamless teamwork.

Sustainable Modular Solutions

Sustainability was a core consideration throughout the delivery of this project. By utilising our Prima 10 modular building system, we supported BAM UK & Ireland’s commitment to reducing carbon emissions and environmental impact during the construction phase. The Prima 10 modules were manufactured offsite in a controlled environment, significantly reducing on-site waste, disruption and transport-related emissions. This process also enabled greater material efficiency and reduced construction time, crucial for lowering the project’s overall carbon footprint.

All modular units were fitted with high-performance insulation and energy-efficient lighting and HVAC systems to reduce energy consumption. The inclusion of an advanced energy monitoring system enabled real-time tracking of usage, helping site teams make informed decisions to optimise energy efficiency throughout the building’s lifecycle.

The rapid 10-day installation reduced site traffic and emissions associated with prolonged on-site works. This speed not only benefited the project schedule but also minimised environmental disruption.

The modular buildings are fully demountable and reusable, offering long-term flexibility. Once the project completes, the units can be re-used on future schemes, supporting a circular approach to construction and significantly extending the lifecycle of materials and components.

Outcome

The completed development provides a high-quality, practical, and adaptable working environment for multiple stakeholders on a nationally significant infrastructure scheme. Pickerings’ ability to deliver a fully managed turnkey service, from initial welfare provision through to large-scale modular installation, ensured the project was completed to the highest standards, on time and precisely to the client’s requirements.
