Prima 10 Modular Building

 

Pickerings were appointed to deliver a 40-bay Prima 10 modular facility for Amey in support of the Transpennine Route Upgrade (TRU). The building was installed at Hillhouse Sidings to serve as the primary hub for delivering TRU West W34 phase of the project, supporting the regenerative works programme.

The scheme comprised of a large open-plan office, kitchen and welfare facilities, multiple meeting rooms, reception and lobby area, along with a high-capacity briefing space designed to accommodate up to 250 personnel. Unisex toilet facilities with specialist extraction systems were incorporated to meet occupancy demands and diversity. Key features include retractable partition doors to create adaptable collaboration space, integrated climate control, specialist welfare provision, and a high-capacity communal briefing area.

Given the constrained footprint, the installation required detailed pre-construction planning, coordinated logistics, and phased delivery to mitigate programme risk. The project was time-critical, with zero tolerance for delay. A foundation solution was delivered as part of a full turnkey package, alongside mechanical and electrical installations and internal fit-out. As workforce numbers increased, the facility was expanded by an additional 12 bays, demonstrating the scalability of the modular solution. A further vertical extension is planned, reinforcing the long-term flexibility
of the asset.

The completed hub has been positively received, providing a high-quality, spacious working environment that promotes cross-discipline collaboration across the TRU project team.
